Danbury Zoning Commission passes petition to replace downtown zoning regulations

Last night, Tuesday, January 28, the Danbury Zoning Commission unanimously passed the petition by Planning Director Waleed Albakry, to replace the downtown zoning regulations.

“Transforming downtown Danbury into a development-friendly zone that allows smart, sustainable growth, is a major step in building a vibrant downtown,” said Mayor Alves. “In tandem, we’re finalizing our Streetscape, addressing infrastructure challenges, and working with developers to bring life back to our city center. We’re thrilled that the Zoning Commission unanimously agreed that this crucial step was needed.”

Director Albakry calls it a new way to look at downtown. 

The new regulations expand the downtown zone from 210 acres to 450 acres. There are reductions to height and parking requirements that has restricted developers. It also introduces incentives for sustainable green practices. 

The process to change the regulations started years ago, with a consultant being hired in 2023. It included multiple public meetings for members of the community to speak and for developers to offer comments. In addition, Danburians were invited to participate in a survey that largely influenced these regulations. Over a thousand members of the community participated in these opportunities. Director Albakry led the development of the new regulations based on this feedback, several 1 on 1 meetings, and input from key internal and external stakeholders.
