Three questions with Tim Mulhall, founder of Emerald Real Estate Advisors.
Why did you start Emerald Real Estate Advisors?
We are a boutique commercial mortgage advisory and debt placement firm that helps real estate owners, developers, businesses with their financing needs. Over the past 20 years having worked for many local and national Banks, I found some of the larger banks tend to do what is best for the institution putting their interests ahead of the customer’s needs. I started my business to address this need and to advocate for my customers.
Best selling product or service?
I find loans for customers ranging from small business loans to ground-up development loans, up to $60 million. My best product (or the most personally rewarding for me) has been helping commercial borrowers who are in financial distress or had an event that caused their sales or occupancy at their properties to deteriorate. Given the situation, most customers are overwhelmed, and I have been able to refinance existing loans to avoid a potentially bad situation. The “product” is simply transparency, honesty and execution.
How many people do you employ?
I have welcomed college interns to assist with some of the financial underwritings of my loan packages to ensure decision making with the local bank is seamless. I have found that many of my national competitors do not know the fundamentals of underwriting and never have worked in banking which causes delays. By relying on interns, my underwriting is very detailed which helps the local banks make quicker decisions.
