KZA Realty Group recently helped negotiate a lease deal on a bustling thoroughfare in Mount Vernon, New York, and the purchase of commercial space in the Bronx.
“The ferment in the real estate market in the Bronx and southern Westchester indicates how attractive these locations are for entrepreneurs, who are bullish on the future,” said Kathy Zamechansky, president of KZA Realty Group.
Gina Watson, associate broker at KZA Realty Group, represented both parties on a lease deal at 117 Gramatan Avenue in the heart of the central business district in Mount Vernon.
Reflecting a population shift in the community, the new occupants of the 1,235 square foot space plan to open a Brazilian restaurant and agreed to a 10-year lease with LAL Property Management Corp.
The convenient corner location is steps away from a parking garage directly behind the building. It also includes ample street parking and lies in close proximity to a web of bus lines and the Mount Vernon East station on Metro-North.
At 1979-1981 Hughes Avenue in the Tremont section of the Bronx, Kathy Zamechansky at KZA Realty Group represented the seller of a one-story retail space, Clamil East Holdings Corp.
The buyer, Byung Soon Hunt, represented by Netherland Realty and Development Corp., paid $680,000 for the 2,424 square foot space, which is located on a corner lot and is adjacent to two subway lines, a nexus of bus routes and the Metro-North Tremont station.
