Why did you start your business?
I started Liz Pensiero Staging & Design, LLC in 2014 because I saw a gap in how homes were marketed. After the disastrous 2007 financial crisis, the real estate market took a challenging turn, and it became more important for homes to be marketed properly. The targeted buyer for the Lower Fairfield County market had grown up with HGTV and was expecting to see a certain kind of product for their dollar.
Home Staging is the art of preparing the home for sale. Home Staging is much less about design & much more about creating a strong marketing plan using design. Decluttering, painting, cleaning & renovations are vital parts of home staging. In addition, by using balanced furnishings, natural textiles, and neutral color palettes, we can enhance a property in a way that buyers can see themselves living there. We are creating a storyline and lifestyle as soon as the target buyer walks through the door.
Home staging is still a very misunderstood concept and can mean different things to different people. Whether a property is vacant or still owner-occupied, home staging should never be overlooked. Every property requires other attention and has different budgets; however, every property deserves to be presented in its best light. Realtors have a fiduciary responsibility to their clients to let them know everything they can do to increase their chances of generating interest with the highest offers and least days on market. A professional home stager should be one of the greatest tools in a realtor's arsenal!
What is your best-selling product/service?
Liz Pensiero Staging and Design, LLC is an award-winning luxury full-service home staging firm specializing in staging for both vacant & occupied properties. Our firm takes great pride in the belief that every home deserves some level of staging before hitting the real estate market. Whether it's simply a consultation to discuss decluttering and paint colors, a blended staging technique for a few key spaces, or a full house of furnishings, Liz Pensiero Staging & Design, LLC believes home staging must be tailored to meet the needs of each customer and property. There is no "one-size-fits-all" or "package" approach. We listen to each client, asses the property and apply the budget to an area of the home where the money will make the biggest impact. We offer flexible contract lengths and curated design plans to create a tailored, customer service-driven experience for marketing their home.

Have you "reimagined" your small business?
As with every business within the last two years, we have had to pivot and adapt to the challenges of doing business in a post-pandemic world. Covid created an unprecedented real estate market for much of the country as people fled the cities for the suburbs. We have had to increase inventory, staff & storage which leads to a huge increase in overhead expenses. We have had to craft a business model that can accommodate a tremendous growth increase. Fast turnaround time, reliable staff and a pricing model that is within reach for our target customer; all while trying to maintain health and sustain growth during the pandemic. It was an incredibly challenging yet rewarding few years.
In addition, Liz Pensiero is one of the only professional continuing education teachers for the State of CT. Certified by the Real Estate Staging Association and the State of CT, Liz holds classes up to 4 times per year offering 3 credits of continuing education for CT-licensed realtors. This addition to our business model and revenue stream has helped diversify our offerings and positions the firm as a genuine authority and valuable real estate resource within the community. As a real estate consultant responsible for marketing the interior of homes with a unique understanding of our Real estate market, we are positioned as one of the top resources for all things "home staging"
